When you find a home you love, just call me! I'll connect with the listing agent as we prepare a knock-out offer. I'll submit the offer, negotiate on your behalf, and handle any counter-offers.
Once your offer is accepted, I'm your guide and fiduciary through the entire homebuying process. I'm here to make sure you're buying a sound home, understand all the paperwork, and meet all your deadlines. I'm your point person with escrow, title, and lending to make sure your deposit is safe and we close successfully.


I work with homebuyers all over California. When needed, I enlist a vetted, local agent to be my boots on the ground. I do 95% of the job at my desk – and I have the other 5% covered, too.
I've developed a model that allows me to provide first-rate service for 1.5% – instead of the typical 3%.
There are really only two differences between working with me and working with a full-price agent:
1. I leave the house-hunting to you! My clients are already using Redfin or Zillow to track new listings. They hit open houses on weekends, and if they need a personal showing, they can schedule one for a $75 fee. Most of my clients needs only one or two personal showings before finding their dream home.
2. Once you're in escrow, a local agent will provide access to the home. I'm still handling your escrow – continuing negotiations with the listing agent, coordinating title and financing, making sure you understand all the paperwork, etc. The only difference is that a local agent will be present for inspections and any other visits to the home.
Everything else is identical – so why pay for 3% for services that should only cost 1.5%?
No! Like with a traditional agent, we'll request that the seller pay my 1.5% commission from their proceeds.
This is how you save money and present an offer that really stands out! My clients win bidding wars with lower offers because the seller still earns more.
Most agents want you to sign an exclusive representation agreement. An exclusive agreement means you'll owe that agent a commission no matter what – even if you buy a house through another agent, even if you buy a house directly from a family member with no agent involved.
I don't do that.
My clients sign a non-exclusive representation agreement. A non-exclusive agreement means you can still buy a home with another agent or without any agent. You only owe me a commission if you buy a home with me.
So if another agent brings you a great off-market deal, or if your uncle wants to sell you his house directly – great! Go for it! I'm only entitled to a commission when I actually put work into a property on your behalf.
I'm as accessible as any agent – in fact, I'm probably more accessible because I spend most of my workday in my office, not driving around town showing homes to prospective buyers.
You'll have my cell number and personal email, so call, text, or email whenever you've visited a home and are considering an offer. I'll respond in minutes, and I'll get right to work determining if and how we should prepare an offer.
Once in escrow, we'll be in touch daily. My job is to make sure you understand every step of the process, fully vet the home you're purchasing, and take advantage of every negotiating opportunity before we successfully close escrow. Once we do, you'll be happy to stop hearing from me so much!
Some homebuyers need help finding homes. For example, if you're moving to California from out-of-state, I would recommend finding a local agent who knows your new market and can assist you with virtual tours.
Many homebuyers, however, already know a lot about the home they want to buy. They've narrowed the search down to a few neighborhoods, and they know what their must-have's are. If this describes you, all you need to do is setup a search on Redin or Zillow (or Realtor.com or Homes.com, etc.) and start visting open houses. I'll handle the rest at a much lower cost.

Okay, I'm not the best, but I'm quite good.
Real estate is my second career. My first was in tech, and completing escrow is lot like working on a tech project and overcoming challenges to make it successful. There are numerous parties with different (but overlapping) goals, and it takes a deft hand to get what you (or your buyer) wants while still keeping the whole process moving forward.
While working in the tech, I became homebuyer and investor. I learnt a lot about real estate and there came a point where I knew a lot more than my agent did. So, I finally became an agent myself so I can help home buyers buy their dream!
I like how you think. Here it is:
I'm a licensed California real estate agent, and working with me is like working with any other agent. I'll work with you closely and act as your representative and fiduciary throughout the homebuying process. I don't farm out clients. No AI and DIY, either.
My fee is 1% of the home's final sale price. Like with any other agent, this fee is due at closing, and in most cases, the seller will cover this fee from their proceeds. Even if the seller covers my fee, having a lower fee makes your offer more attractive.
I utilize a non-exclusive representation agreement. This means that my clients are still able to work with any agent they want. I'm only owed a commission if I'm involved with the home purchase. So if another agent brings you an off-market deal, or your uncle wants to sell you a house directly, go for it! You won't owe me anything.
In lieu of meeting clients for personal showings, I provide my clients with access to Showami, a platform that allows you to schedule showings for any home at any time for a $50 fee. Open houses are always free to attend. Most of my clients hit open houses on the weekends and need only one or two scheduled showings during their house-hunting.
When you visit a house you might want to pursue, just call me! I'm always available to get more information from the listing agent, pull comparable sales to assess value, and answer any other questions.
When you're ready to offer on a home, I'll talk to the listing agent for more information, and then we'll prepare a knock-out offer together. I'll submit the offer, follow up, and negotiate our way through any counter offers.
Once we have an accepted offer, I'll be your guide and fiduciary through the entire escrow process. My job is to make sure you understand every step of the process, know your options, and don't get screwed (for lack of better phrasing) at any point.
I'll schedule and coordinate the appropriate home inspections, then review all inspection reports with you to ensure that you're buying a sound home. If repairs are needed, we'll prepare a request for repairs or credits, which I'll then negotiate on your behalf until we reach an acceptable outcome. I'll coordinate with your lender, the escrow holder, and you to ensure that all deadlines are met and we close smoothly. And if any unexpected fires break out, it's my job to extinguish them.
During the escrow process, I will arrange for licensed, vetted agents in your area to perform on-site tasks, such as providing access for inspections and other home visits, as well as performing a visual inspection of the home.
When escrow closes, you'll get the keys to your new home, and I'll ask for a review!
